Kairos Guest Management

The problem

Seasonal rental management in eastern Crete used to run old-school: Excel spreadsheets, manual quotes, guesswork on yield estimates, lead tracking scattered between Gmail, WhatsApp and Airbnb. Francophone owners buying on the island had no credible visibility on real profitability before signing, and local managers had no tool to structure a sales pipeline and direct bookings.

The solution

Built a full SaaS platform that serves as a multilingual brochure site (FR/EN), a yield estimation engine based on 5,700 scraped and geolocated comparables, a lead pipeline with email OTP verification, an interactive multi-zone map (Leaflet + MapLibre), a direct booking engine via Stripe with 30% deposit and automatic balance 14 days before arrival, and an admin back-office for properties and bookings. Stack Next.js 16 + React 19 + TypeScript + Tailwind v4 + Shadcn UI on the front, better-sqlite3 then Supabase on data, Stripe Connect Express for owner payouts, Resend for transactional emails, n8n for webhooks. 120+ React components, 13 API routes, continuous Vercel deployment.
